Every Lender Compared for Your Home, at No Cost to You

HomeEquity Bank, Equitable Bank, Home Trust and Bloom are the only four reverse mortgage lenders in Canada. Their limits, rates and fees differ, so one Burlington house can draw quite different offers. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada on your behalf, and his brokerage is paid by whichever lender you pick, after the mortgage funds.

  • All four lenders, not one

Call a lender and you hear about that lender's mortgage only. Here you get a look across all four lenders and the best deal for your Burlington home, in your inbox.

  • The best overall value, whatever the product

Richard also arranges home equity lines of credit and refinances, so his recommendation is for the option with the best overall value for you, even if it's not a reverse mortgage.

  • Room to lower the price

Brokers can sometimes secure a rate under the advertised one, or a reduced set-up fee, at no cost to you.

  • Family in the loop

Everything is written down and emailed. A son or daughter can be copied throughout, or handle the back-and-forth with you copied.

Seven Steps From Your First Question to the Money in Your Account

Handled by email and phone, apart from the appraiser's visit and one meeting with a lawyer of your own. Stopping is allowed at every step, and signing waits until that lawyer has explained it all.

  1. Free estimate

Answer a few questions on the free estimate form. It takes about 90 seconds, and your credit isn't checked for an estimate.

  2. Every lender compared

On your behalf, Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada. In his first email you see how much you could get and which lenders suit your home, and he asks what amount you have in mind. You don't have to take the maximum.

  3. Quick application

Next comes a short form and a few documents. Nobody checks your credit until you've confirmed you want to go ahead, and only the lender you pick receives your application.

  4. Approval

Within a day or two, the lender usually sends its mortgage commitment letter.

  5. Appraisal

An appraiser visits to value your home, booked by the lender or the broker depending on the lender.

  6. Independent legal advice

Before signing, you sit down with a lawyer of your own, acting for nobody else, who explains the mortgage.

  7. Closing

On closing day the lender sends the money to the lawyer or title company handling it. Your current mortgage, any other debts on the home and the closing costs are paid first, and the money that's left goes into your bank account.

Halton Lets Eligible Seniors Postpone Their Property Tax

Burlington is part of Halton Region, and Halton runs a property tax deferral for homeowners 65 and older with combined household income under $69,500. If you qualify, you can put off the yearly tax bill interest-free, and it is repaid when the home is sold or after you stop qualifying (Halton Region).

A deferral and a reverse mortgage don't go together: any deferred tax is paid off when a reverse mortgage is set up. For some homeowners the deferral is all they need. For others, the taxes are one bill among many.

Burlington reverse mortgage questions

How much can I get with a reverse mortgage on a Burlington home?

It depends mostly on the age of the youngest owner and your home's appraised value. On the September 2026 Burlington benchmark price of $854,500 (Cornerstone, September 2026), the ceiling is about $432,000 at 65 and about $493,000 at 75. You never have to take the full amount, and you pay interest only on what you take. The Burlington calculator starts from your type of home.

Do Burlington homeowners pay a different rate?

No. No reverse mortgage lender prices by city, so a Burlington home gets the same advertised rates as any home in Ontario. Those ran from 6.23% to 6.94% for a 5-year fixed term, as advertised by the lenders and checked September 17, 2026. A broker can sometimes get a rate below the advertised one.

Will I still own my home?

Yes. You stay the owner, and your name stays on the title. The lender registers a mortgage on the home, the same way a bank does with a regular mortgage. You keep paying the property taxes and home insurance and keeping the home in good repair.

Can I end up owing more than my home is worth?

No. Your debt is capped: it can never top the home's fair market value at the time the mortgage becomes due, provided the taxes, insurance and repairs were looked after. It's typically called the no negative equity guarantee, and all four Canadian lenders offer it.

Can I get a reverse mortgage and use Halton's property tax deferral at the same time?

No. Keeping your property taxes paid is one of the conditions of a reverse mortgage, and any tax already deferred with Halton Region is paid off when the reverse mortgage is set up. For some homeowners the deferral alone is enough. Halton's deferral compared with a reverse mortgage shows when each one fits.

Do I have to meet anyone in person?

Yes, but only your own lawyer. Dealing with the broker never needs a visit: it is email, phone and video call, with relatives copied if you like. The one face-to-face step is a sit-down with a lawyer of your own before signing, usually at their office, which typically runs about $800 to $1,200 in Ontario.
