ReverseMortgageBurlington.ca reports the Burlington real estate market for September 2026 for homeowners aged 55 and older and their families. Prices eased, fewer homes sold, and fewer new homes came up for sale. All figures come from the Cornerstone Association of REALTORS, which covers Burlington.
The Burlington benchmark fell 2.4% in a month
Burlington’s MLS benchmark price was $854,500 in September 2026. That is down 2.4% from $875,700 in August, and down 4.1% from September 2025. The benchmark tracks a typical home with set features, so it shows the direction of prices better than a simple average.
The September figure comes from Cornerstone’s October 5, 2026 release (Cornerstone). As of October 15, 2026, the table on that page is headed “August 2026” by mistake. Its numbers differ from the August release, which reported $875,700 (Cornerstone, August 2026).
Burlington still had the second-highest benchmark in Cornerstone’s area. Mississauga was higher at $903,600. Hamilton was lower at $664,500.
The median sale price for all Burlington homes was $905,500, down 7.6% from $979,500 a year earlier. The average sale price was $1,064,663, up 0.4%.
Fewer sales and fewer new listings
Burlington recorded 146 home sales in September 2026, down 14.1% from 170 in September 2025. New listings fell 18.1%, from 474 to 388. With fewer homes coming up for sale, the number on the market dropped 15.8%, to 588.

Months of supply is how long the homes for sale would last at the current pace of sales. At 3.6 months, it was shorter than the 4.0 months of a year earlier.
From January to September 2026, 1,561 Burlington homes sold, almost the same as the 1,574 in the same months of 2025. The median over those nine months was $950,000, down 4.0%.
Detached homes held their value better than smaller homes
Detached Burlington homes sold for a median of $1,190,000 in September 2026, up 1.8% from a year earlier. Their average was $1,360,500, up 6.2%. They sold in 26 days on the market, faster than a year earlier.
Townhouses, condos and semi-detached homes are counted as one group by Cornerstone. Their median was $670,000, down 8.2%, and their average was $734,527, down 5.1%. They took 42 days on the market, and the group had 4.1 months of supply, against 3.1 for detached homes.
That group mixes three kinds of homes, so its median is not a condo price. The guide to Burlington home prices sets the two groups out in one table.
What the September figures mean if you own a Burlington home
A lower benchmark lowers the most you could borrow only if your own home’s appraised value falls too. At 65, the most you could borrow is up to about 50.55% of the home’s value. On the benchmark, that went from about $443,000 in August to about $432,000 in September.
The math: $875,700 minus $854,500 is $21,200. That drop × 50.55% is about $10,700 less borrowing room on a benchmark-priced home.
The lender relies on an appraisal of your own home, not on the benchmark. Cornerstone itself says its figures show trends, not the value of any one house. The Burlington reverse mortgage calculator lets you test your own value and age, and the Burlington condo reverse mortgage page covers what lenders look at in a condo.
If you are weighing a move, lower prices for townhouses, condos and semis help the buying side. The cost of downsizing in Burlington prices a move from a detached home using these September medians. If you plan to stay, the reverse mortgage cost guide for Burlington shows what borrowing costs over five and ten years.
