An illustration, not a quote. It assumes Burlington home values rise 4.5% a year and the interest rate is 6.44%, added to the loan twice a year. What you actually get depends on your home, the lender you choose and the market. The loan line stops at the home's value: under the never-owe-more promise, what you repay can't exceed what the home is worth on the day the mortgage comes due.

## Where the Burlington numbers come from

Your top figure multiplies the property's value by a percentage set by the youngest owner's age: about 46% at 55, 50.55% at 65 and 52.85% at 70, rising to a ceiling of 60% from 78. The brokerage's main estimate form uses the same table, so both always agree.

Any mortgage or line of credit on the house is paid off out of that same amount, so it is not extra money on top. Keep that in mind when you set the cash slider.

The chart starts from the cash you choose. Each year the home's value grows by 4.5%, and interest at 6.44% is added to the loan twice a year, with nothing paid monthly. Equity is the difference: the part of the home's value still yours. You only pay interest on money you actually take, so a smaller amount keeps more equity.

Typical values come from the Cornerstone Association of REALTORS: Burlington Monthly Indicators and market update, September 2026 (released October 2 and 5, 2026).

## Questions about the calculator

**Will a lender offer exactly what the calculator shows?**

Not necessarily. The top figure is the most you could qualify for, not a quote. It uses the same age table as the brokerage's main estimate form, toward the top of what lenders advance. The real figure depends on the lender, the appraisal of your house and, for a couple, both ages.

**Why does an older owner get more?**

A lender expects a loan to an older borrower to run for fewer years, so less interest builds up before it is repaid. That is why the calculator starts near 46% of the value at 55 and reaches 60% from age 78.

**Is the 15-year chart a forecast?**

No. It is an illustration with two fixed assumptions: home values rising 4.5% a year and interest at 6.44%, added twice a year. Real home prices and rates move up and down, so your own numbers will differ.

**Does the calculator keep my answers?**

No. Everything is worked out on your own device. Your entries go nowhere and are wiped as soon as you leave.
