## Why Burlington homeowners ask about a reverse mortgage

21% of Burlington residents are 65 or older, and about three in four Burlington households led by someone 65 or older own their home (Statistics Canada, 2021 Census). Here are four reasons Burlington homeowners look into a reverse mortgage.

[

The house needs to change before you do

Stairs in a side-split, a tub you can no longer step into, a laundry in the basement. Making the house fit you costs money a pension wasn't built for.

Paying for changes to your home

](/accessible-home-renovations-burlington/)[

Help at home costs more than the help you get for free

Publicly funded home care covers some hours. Any extra hours are paid for privately, every week, for as long as you need them.

Your children can't afford to buy near you

Burlington prices can keep adult children out of the city they grew up in. Some parents help now rather than leaving it all for later.

You live in a condo and the fees keep rising

Condo owners along the lakeshore qualify too. Each lender also looks at the building, so the lender matters more.

## Every Lender Compared for Your Home, at No Cost to You

HomeEquity Bank, Equitable Bank, Home Trust and Bloom are the only four reverse mortgage lenders in Canada. Their limits, rates and fees differ, so one Burlington house can draw quite different offers. **Richard Hopkins, Mortgage Broker**, compares every reverse mortgage lender in Canada on your behalf, and his brokerage is paid by whichever lender you pick, after the mortgage funds.

- All four lenders, not one

Call a lender and you hear about that lender's mortgage only. Here you get a look across all four lenders and the best deal for your Burlington home, in your inbox.

- The best overall value, whatever the product

Richard also arranges home equity lines of credit and refinances, so his recommendation is for the option with the best overall value for you, even if it's not a reverse mortgage.

- Room to lower the price

Brokers can sometimes secure a rate under the advertised one, or a reduced set-up fee, at no cost to you.

- Family in the loop

Everything is written down and emailed. A son or daughter can be copied throughout, or handle the back-and-forth with you copied.

## What a Reverse Mortgage Costs in Burlington

No lender charges a different rate for a Burlington home. These are the costs every Ontario homeowner sees, with the dates they were checked.

Advertised 5-year fixed rates

The range across the four lenders, advertised by the lenders and checked September 17, 2026. Interest builds on the balance; nothing is billed monthly.

One-time costs, all together

$2,000 to $3,500

An appraisal (usually about $350), the lender's set-up fee and the legal work. Most of it comes out of the mortgage money at closing.

Your own lawyer

$800 to $1,200

Independent legal advice is required for every reverse mortgage. This is the usual Ontario cost, paid to your lawyer.

The broker costs you nothing: the lender pays the brokerage. For the full breakdown, including what a loan costs over five and ten years, read [what a reverse mortgage costs in Burlington](/guide/reverse-mortgage-cost-burlington/).

## Three Ways to Get Money From a Burlington Home

Burlington homeowners who want money out of their house usually land on one of three routes. Each suits a different situation; the right one is the one with the best overall value for your situation.

**Three routes compared for a Burlington homeowner**

| Question | Reverse mortgage | Home equity line of credit (HELOC) | Selling and moving |
| --- | --- | --- | --- |
| Do you keep the home? | Yes | Yes | No |
| Monthly payments | None required. Taxes, insurance and upkeep stay yours. | Yes, at least the interest every month | Rent or condo fees at the next place |
| Income test to qualify | No bank-style income test. Age, the home's value and a credit review decide it. | Yes, the same test as a regular mortgage | None |
| Can the lender reduce or freeze it? | No | Yes | Not applicable |
| What it costs to get | About $2,000 to $3,500 one time | Legal and appraisal fees, which some banks cover | Commission, HST, land transfer tax on the next home, lawyers, movers |

The selling costs are worked out for a typical Burlington home in [what downsizing in Burlington costs](/guide/downsizing-in-burlington-cost/). Burlington has no municipal land transfer tax, only Ontario's.

## Halton Lets Eligible Seniors Postpone Their Property Tax

Burlington is part of Halton Region, and Halton runs a property tax deferral for homeowners 65 and older with combined household income under $69,500. If you qualify, you can put off the yearly tax bill interest-free, and it is repaid when the home is sold or after you stop qualifying ([Halton Region](https://www.halton.ca/the-region/finance-and-transparency/property-taxes/older-adults-property-tax-deferral-program)).

A deferral and a reverse mortgage don't go together: any deferred tax is paid off when a reverse mortgage is set up. For some homeowners the deferral is all they need. For others, the taxes are one bill among many.

## Burlington reverse mortgage questions

**How much can I get with a reverse mortgage on a Burlington home?**

It depends mostly on the age of the youngest owner and your home's appraised value. On the September 2026 Burlington benchmark price of $854,500 (Cornerstone, September 2026), the ceiling is about $432,000 at 65 and about $493,000 at 75. You never have to take the full amount, and you pay interest only on what you take. The [Burlington calculator](/tools/reverse-mortgage-calculator-burlington/) starts from your type of home.

**Do Burlington homeowners pay a different rate?**

No. No reverse mortgage lender prices by city, so a Burlington home gets the same advertised rates as any home in Ontario. Those ran from 6.23% to 6.94% for a 5-year fixed term, as advertised by the lenders and checked September 17, 2026. A broker can sometimes get a rate below the advertised one.

**Will I still own my home?**

Yes. You stay the owner, and your name stays on the title. The lender registers a mortgage on the home, the same way a bank does with a regular mortgage. You keep paying the property taxes and home insurance and keeping the home in good repair.

**Can I end up owing more than my home is worth?**

No. Your debt is capped: it can never top the home's fair market value at the time the mortgage becomes due, provided the taxes, insurance and repairs were looked after. It's typically called the no negative equity guarantee, and all four Canadian lenders offer it.

**Can I get a reverse mortgage and use Halton's property tax deferral at the same time?**

No. Keeping your property taxes paid is one of the conditions of a reverse mortgage, and any tax already deferred with Halton Region is paid off when the reverse mortgage is set up. For some homeowners the deferral alone is enough. [Halton's deferral compared with a reverse mortgage](/guide/halton-property-tax-deferral/) shows when each one fits.

**Do I have to meet anyone in person?**

Yes, but only your own lawyer. Dealing with the broker never needs a visit: it is email, phone and video call, with relatives copied if you like. The one face-to-face step is a sit-down with a lawyer of your own before signing, usually at their office, which typically runs about $800 to $1,200 in Ontario.
