[ReverseMortgageBurlington.ca](/) is a Burlington reverse mortgage information website that tracks local home values each month. Older homeowners and their families check Burlington home prices because the home’s value decides the most they could borrow against it.

The challenge is not usually finding a price. It is knowing which price applies to one house.

A benchmark, a median and an average all describe the same month and give three different numbers. Home type matters too, since detached homes and townhouses moved in opposite directions in September 2026. This page sets out the latest Burlington figures and turns them into borrowing ceilings by age.

## What is the typical Burlington home price right now?

The typical Burlington home price was $854,500 in September 2026, using the MLS Home Price Index benchmark. The median sale price was $905,500 and the average was $1,064,663. All three come from the Cornerstone Association of REALTORS, which covers Burlington.

The benchmark describes a typical home with set features, so it shows the trend best. The median is the middle sale: half sold for more and half for less. The average is pulled up by the most expensive sales.

The benchmark figure comes from Cornerstone’s October 5, 2026 release ([Cornerstone](https://cornerstone.inc/articles/cornerstone-real-estate-market-update-september-2026)). As of October 15, 2026, the table on that page is headed “August 2026” by mistake, but its numbers differ from the August release and are the September figures.

## How do detached home prices compare with townhouses, condos and semis?

Detached Burlington homes sold for a median of $1,190,000 in September 2026, up 1.8% from a year earlier. Townhouses, condos and semi-detached homes, which Cornerstone counts as one group, sold for a median of $670,000, down 8.2%. That gap is $520,000.

| Burlington, September 2026 | Detached | Townhouse, condo or semi |
| --- | --- | --- |
| Median sale price | $1,190,000 | $670,000 |
| Change from Sept 2025 | up 1.8% | down 8.2% |
| Average sale price | $1,360,500 | $734,527 |
| Homes sold | 77 | 69 |
| Days on market | 26 | 42 |

The second group mixes three kinds of homes. A semi-detached house and a condo unit both count in it, so its median is not a condo price.

## Are Burlington home prices going up or down?

Burlington home prices eased in September 2026. The benchmark fell 2.4% in one month, from $875,700 in August to $854,500, and was 4.1% below September 2025. The all-homes median of $905,500 was 7.6% lower than a year earlier, while detached homes rose 1.8%.

The August figure comes from Cornerstone’s September 3, 2026 release ([Cornerstone](https://cornerstone.inc/articles/cornerstone-real-estate-market-update-august-2026)). From January to September 2026, the all-homes median was $950,000, down 4.0% from the same months of 2025.

Burlington still has the second-highest benchmark in Cornerstone’s area. Mississauga was higher at $903,600, and Hamilton was lower at $664,500.

## How much could you borrow on a Burlington home at today’s prices?

The most you could borrow depends on the youngest homeowner’s age. It ranges from up to about 46.05% of the home’s value at 55 to up to about 60% at 78 and older. On the $854,500 benchmark, that is about $393,000 at 55 and about $513,000 at 78 or older.

Each figure is the home value multiplied by the percentage for that age, rounded to the nearest $1,000. For example, at 65: $854,500 × 50.55% = $431,950, or about $432,000. On a detached home at the $1,190,000 median: $1,190,000 × 50.55% = $601,545, or about $602,000.

| Youngest homeowner | Up to about | On $854,500 (benchmark) | On $1,190,000 (detached median) |
| --- | --- | --- | --- |
| 55 | 46.05% | $393,000 | $548,000 |
| 60 | 48.55% | $415,000 | $578,000 |
| 65 | 50.55% | $432,000 | $602,000 |
| 70 | 52.85% | $452,000 | $629,000 |
| 75 | 57.75% | $493,000 | $687,000 |
| 78 and older | 60% | $513,000 | $714,000 |

These are ceilings rather than quotes. Each lender has its own limits, and home type, condition and location can move the number.

For couples, the age used matters. Some lenders use the younger spouse’s age, while others use a combined or average age, and that one difference can change the amount by tens of thousands of dollars on the same home.

Condos and townhouses qualify too, with slightly different ranges. A condo is also reviewed with its condominium corporation, as the [Burlington condo reverse mortgage page](/reverse-mortgage-condo-burlington/) explains. The [free reverse mortgage assessment](/tools/reverse-mortgage-assessment/) checks whether your home and age fit.

### The ceiling includes what you already owe

The ceiling is not extra money on top of a current mortgage. Anything still owing is paid off first, out of the same money. For example, a 65-year-old with a $854,500 home and $120,000 left on a mortgage would have about $432,000 minus $120,000, or about $312,000, left to use.

Taking less than the ceiling is allowed, and it keeps the cost down: money you leave with the lender builds no interest, as the [reverse mortgage cost guide for Burlington](/guide/reverse-mortgage-cost-burlington/) shows step by step.

## Why might your home’s appraisal differ from these figures?

Your home’s appraisal can differ because city-wide figures show trends, not the value of any one house. Cornerstone says so itself. The lender relies on an appraisal of your own home, which usually costs about $350, and the most you can borrow is adjusted to match it.

The appraiser looks at your home’s size, condition, lot and recent upgrades, and at nearby sales. Cornerstone’s own note says its figures should not be used to value a specific home ([Cornerstone housing statistics](https://cornerstone.inc/hamilton-burlington-haldimand-niagara-north-housing-statistics)).

The [Burlington reverse mortgage calculator](/tools/reverse-mortgage-calculator-burlington/) lets you enter your own value and age. If you are weighing a move instead, the [cost of downsizing in Burlington](/guide/downsizing-in-burlington-cost/) uses these same September medians. Homes in the countryside are covered on the [rural north Burlington page](/service-areas/rural-north-burlington/).

## The bottom line

Burlington prices eased in September 2026, but detached homes held their value better than townhouses, condos and semis. The most you could borrow depends on your age and an appraisal of your own home. [Try the Burlington calculator](/tools/reverse-mortgage-calculator-burlington/) with your own value.

## Questions people also ask

**Is the Burlington benchmark price the same as the average price?**

No. The September 2026 benchmark of $854,500 describes a typical home with set features, so it moves less with the mix of homes sold. The average sale price was $1,064,663, pulled up by the most expensive homes, and the median was $905,500.

**Does a lower Burlington benchmark lower what you can borrow?**

No, not unless your own home's appraised value is lower. The lender uses an appraisal of your home, not the benchmark. If your home's value falls, the most you can borrow falls with it, at the same percentage for your age.

**Do condos and townhouses in Burlington qualify for a reverse mortgage?**

Yes. Detached homes, semi-detached homes, townhouses and condos all qualify, with slightly different ranges. A condo is also reviewed with its condominium corporation. The [Burlington condo reverse mortgage page](/reverse-mortgage-condo-burlington/) covers what lenders look at.
