## October 28 and December 9: Bank of Canada rate decisions

The Bank of Canada announces its next two rate decisions on October 28 and December 9, 2026, at 9:45 a.m. Eastern ([Bank of Canada](https://www.bankofcanada.ca/press/upcoming-events/)). The Bank held its rate at 2.25% on September 2, 2026 ([Bank of Canada press release](https://www.bankofcanada.ca/2026/09/fad-press-release-2026-09-02/)).

These decisions move prime, and prime moves the rate on a HELOC (home equity line of credit) and on variable-rate loans. If you carry a HELOC balance, your payment can change soon after either date.

Reverse mortgage rates are set by each lender. The advertised 5-year fixed rates of the four lenders ran from 6.23% to 6.94%, checked September 17, 2026. The [reverse mortgage cost guide for Burlington](/guide/reverse-mortgage-cost-burlington/) explains the interest and the one-time costs.

## December 31: deadline for the City’s $575 seniors reduction

December 31, 2026 is the last day to apply for the City of Burlington’s $575 property tax reduction for the 2026 tax year. It is for owners 65 or older who receive the Guaranteed Income Supplement, and for owners on ODSP income support ([City of Burlington](https://www.burlington.ca/en/property-taxes/low-income-seniors-property-tax-rebate.aspx)).

You must reapply every year, even if you received it last year. The City reviews 2026 applications from October to December.

You can apply online, by email, by mail or in person at Service Burlington in City Hall. You need proof of the Guaranteed Income Supplement, such as last year’s T4A(OAS) slip or your entitlement letter, and your 2026 taxes must be paid in full.

The other conditions, and how this reduction fits with Halton’s and Ontario’s programs, are in the guide to [Burlington property tax for seniors](/guide/burlington-property-tax-seniors/).

## December 31: the age cut-off for Ontario’s senior grant

December 31 also matters if you turn 64 this year. To qualify for Ontario’s Senior Homeowners’ Property Tax Grant, worth up to $500 a year, you must have been 64 or older on December 31 of the year before you claim ([Ontario](https://www.ontario.ca/page/senior-homeowners-property-tax-grant)).

The claim goes on the ON-BEN form, which you send in with the 2026 tax return you file next spring. The full grant goes to singles with adjusted family net income up to $35,000 and couples up to $45,000.

## January 2027: the interim tax bill

The City of Burlington produces the 2027 interim tax bill in January. It equals half of your 2026 taxes and is due in two instalments, typically in the third weeks of February and April ([City of Burlington](https://www.burlington.ca/en/property-taxes/paying-property-taxes.aspx)). The exact 2027 due dates will be printed on the bill.

Late payments cost 1.25% on the first day, then 1.25% at the end of each month the amount stays unpaid. That is about 15% a year.

If larger lump sums are hard, the City’s 10-month pre-authorized plan takes equal withdrawals from January to October, with no penalty or interest on the plan ([City of Burlington](https://www.burlington.ca/en/property-taxes/pre-authorized-tax-payment-plans.aspx)).

## Spring 2027: Halton’s next deferral application

Halton Region’s Older Adults Property Tax Deferral has closed for 2026, and Halton expects a new application form in spring 2027 ([Halton Region](https://www.halton.ca/the-region/finance-and-transparency/property-taxes/older-adults-property-tax-deferral-program)). It postpones the whole yearly tax bill, interest free, for owners 65 and older with combined income under $69,500.

Renewals for people already in the program were due September 30, 2026. If you missed it, a one-year grace period keeps your taxes deferred interest free.

The deferral and a reverse mortgage cannot run at the same time, so it is one route or the other. The guide to the [Halton property tax deferral](/guide/halton-property-tax-deferral/) compares the two. Current values are in the guide to [Burlington home prices](/guide/burlington-home-prices/), and the [Burlington reverse mortgage calculator](/tools/reverse-mortgage-calculator-burlington/) shows the most you could get at your age and how your home’s value, the loan and your equity could change over 15 years.
